"Know Before You Go"

Consumers must attend our introductory seminar.  The introductory seminar is Free and offers an overview of our services. After attending the introductory seminar, you are eligible to schedule an appointment with an experienced Mortgage Counselor.   All appointments are virtual and must be pre-scheduled. Therefore, access to a computer, tablet or cell phone is necessary.  Internet access is also necessary.


Details regarding our commitment to you (as your Service Provider), and your responsibilities as a client is available in our contract for services. A copy of our contract along with a thorough overview of our services will be provided during your first pre-scheduled appointment (1-on-1), with an experienced Mortgage Counselor.


Our Pre-Purchase Mortgage Counseling Services are focus driven... with timelines and actions required from you, the client. It is an opportunity for individuals and families to achieve their goal of homeownership. You will be given the inside scoop of the mortgage process, based on your individual profile. There are no hidden agendas, nor will there be any last-minute charges. Full disclosure is our practice.

The regular cost of Pre-Purchase Mortgage Counseling services is *$ 169.90, which is subject to change with prior notice. The cost includes three (3) pre-scheduled sessions. 


The services include:

        •  An initial evaluation of the Clients' credit profile.

        •  A credit report review to identify areas that the client should address.

        •  Evaluate documents from clients such as their assets, salaries, debts, residence, employment history and / or business status to identify ways to enhance their chance to obtain a Pre-Approval, and Final loan approval. 

        •  Assist clients to become mortgage ready by identifying areas that require their attention.

        •  Help the client create a plan of action.

        •  Monitor clients action plan to encourage them to remain focused.

        •  Counsel and coach clients until mortgage loan application, when appropriate.

        •  Additional counseling may be available through loan closing under an extended agreement.


Our goal, via Pre-Purchase Mortgage Counseling is to decrease the number (percentage) of mortgages that do not make it to the closing table. Loans that are initially pre-approved but for various reasons do not receive the final approval.  According to loan-level mortgage data from the Home Mortgage Disclosure Act  (HMDA)  148,000 loans fell in this category in 2021.   Data regarding mortgage loans are published by the Consumer Financial Protection Bureau (CFPB), annually.

2021  Mortgage Loan Denial data:    38.6% where home purchases (Conventional Loans).  This percentage alone represents 57,128 families and / or individuals.  Data regarding the race and ethnicity of these applicants are as follows:


        •  15.7% - Black applicants

        •  9.8% - Hispanic White applicants.

        •  7.5% - Asian applicants

        •  5.6% - Non-Hispanic White applicants


The remaining 125,950 denials was for other mortgage products (FHA/VA loans, refinances, home equity lines, and etc.)


Key Note:

A pre-approval letter from the Lender is normally required prior to signing a contract to purchase a home. Which means that you've met the basic eligibility for the loan; however, it does not guarantee the loan.   The Final Approval / loan guarantee is given after the file is thoroughly documented and meets the Lenders guidelines.
